Broken hardware (latches, cranks, balance springs) is usually worth repairing on windows that are otherwise in good condition. Most window brands have available replacement hardware for 15–20 years after production. Balances on double-hung windows wear out and can make windows difficult to operate — a common complaint in Utah homes from the 1990s–2000s. Balance replacement runs $75–$150 per window and extends useful life significantly. Weatherstripping replacement is similarly cost-effective.

Fogged Glass: Repair or Replace?

Fogged glass (cloudiness or moisture between the panes) means the insulating gas seal has failed. The glass unit itself can often be replaced without replacing the entire window frame — called a glass unit replacement. Cost runs $150–$300 per sash depending on size. This works well when the frame is in good condition. If your frames are deteriorating, repainting, or showing air infiltration, full replacement makes more sense.

When Full Replacement Is the Right Call

Rotted wood frames, cracked vinyl that's allowed water infiltration, single-pane glass, and frames that no longer seal tight against the stop are all cases where repair costs stack up faster than replacement. Windows are also a system — if your frames are from the 1980s and you replace the glass, you still have 40-year-old weatherstripping and hardware. In most cases, windows over 25 years old with any structural issue are better replaced than repaired.
