Who we are
Black Canyon Exteriors handles the work most contractors find too small to bother with or too large to schedule properly — siding repair on a single bay, full re-side on a 60-unit apartment building, parking-lot striping for a strip mall, gutter replacement on a family home in Sandy. We do all of it because property maintenance doesn’t care about scope. Your gutters fail the same way whether you own a duplex or a four-story office.
We started Black Canyon to be the contractor we wanted to hire ourselves. The kind that returns phone calls, shows up when scheduled, finishes when promised, and bills what was quoted. The bar isn’t high in this industry — we just take it seriously.
What we do
Eight service lines, deep specialization in each. Siding, gutters, and windows on the exterior-cladding side. Concrete bollards, asphalt repairs, crack seal, seal coat maintenance, and striping on the paving + safety side. Property managers tend to want the paving services on their cycle; homeowners tend to want siding and gutters when something fails or the curb appeal slips. We work both sides with the same standard.
How we work
Estimate is an on-site visit, not a guess from a Google satellite photo. We walk the property with you, point out what we see, and write the scope clearly so there’s no confusion later. Pricing is itemized — materials, labor, mobilization — and we don’t play the low-bid-then-change-order game. If we miss something on the walk and it adds work, we take the hit or talk it through with you before changing anything. That’s on us, not on you.
Crews show up on schedule and clean the site at the end of every working day. Material deliveries are coordinated to your access constraints. For commercial work, we phase to your tenant impact tolerance — weekend nights, after-hours, full closure — whatever fits your operation.
Service area
Primary coverage: Salt Lake County and Utah County. Secondary coverage: Davis, Weber, Tooele, Summit, and Wasatch counties at standard rates. Anywhere else in Utah is doable with a travel surcharge for jobs over 60 miles from Salt Lake City. We do not currently work outside Utah.

Materials, equipment, and warranty
We source materials from manufacturers with established Utah supply chains and local technical reps. James Hardie for fiber cement siding. Mastic, Variform, and Royal Building Products for vinyl. Pella, Milgard, and Andersen for windows. Hot-pour ASTM D6690 sealant for crack seal. SealMaster for seal coat. Sherwin-Williams traffic paint for striping. Where multiple equivalent products exist, we pick based on what holds up in Utah’s UV and freeze/thaw, not on what gives us the biggest distributor rebate.
Manufacturer warranties pass through to you in writing. Our workmanship warranty runs from the day of substantial completion: 5 years on siding installation, 3 years on gutter installation, 2 years on window installation, 1 year on paving and striping. Specifics vary by product and we spell them out in the contract.
Licensing, insurance, safety
Black Canyon Exteriors is licensed and insured in the State of Utah. Certificate of Insurance available on request — usually within one business day to your project manager or risk department. We carry general liability and workers’ compensation per state requirements. For commercial projects, we’re happy to be added as additional insured on your job-specific policy.
On-site safety: OSHA 10 minimum for all crew, OSHA 30 for crew leads. Fall protection on every elevated job per OSHA 1926 Subpart M. MUTCD-compliant traffic control on parking-lot work. We work safely because we want our crew to come home, and because incidents on your property are your problem too.
Our team
Utah-based crew, owner-led. We don’t subcontract the install — the people on your property are our people. That matters when something needs adjusting on the fly. Our supervisors have specific specialty experience: paving leads on the asphalt + striping side, exterior leads on the siding + gutter side. We don’t hand a fiber-cement install to someone whose primary experience is patching potholes.
What we won’t do
We don’t do roofing — that’s a different specialty, and we’re not pretending otherwise. We don’t do interior work, foundation work, structural framing, or any trade outside what we list on the services pages. If you ask us to recommend someone for those, we’ll tell you who we trust in our network. We don’t take work we’re not qualified to do.
We also don’t bid jobs we don’t intend to actually do. If you call us and we can’t fit you in within your timeline, we’ll say so on the first call. You shouldn’t waste two weeks waiting for an estimate that was never going to turn into a scheduled crew.
