Cost by Material (Installed, 2025 Pricing)

Vinyl siding runs $8–14/sq ft fully installed. For a 2,400 sq ft home with 1,800 sq ft of actual wall surface (accounting for windows and doors), that's $14,400–$25,200. Fiber cement runs $11–18/sq ft installed, or $19,800–$32,400 for the same home. Premium fiber cement on a 3,200 sq ft home with complex gable details can reach $50,000–$55,000. These ranges include removing old siding, installing housewrap, all trim, and cleanup.

What Drives the Price Up

Rot repair is the most common cost adder. When we remove old siding, we sometimes find deteriorated OSB or plywood sheathing behind it — particularly on homes built in the 1980s and 1990s. Replacing sheathing runs $3–8/sq ft. Two-story homes with limited ground access require scaffolding: add $500–1,500 depending on the elevation. Complex trim work — multiple gable peaks, window surrounds, corner boards — adds labor. Cathedral ceilings and dormers add cuts and waste.

Partial vs Full Re-Side

Partial replacements (one elevation or hail-damaged panels) start around $3,000. They're cost-effective when the damage is contained and the existing material is in good shape. The challenge is color matching — siding fades, and a patch that's close but not exact is obvious on a sunny day. We'll tell you honestly at the estimate whether a partial job will look right or whether a full re-side makes more sense.

Getting an Accurate Quote

Our estimates are free and itemized. We measure the home, note accessibility challenges, probe any questionable areas, and present a written quote that breaks out material, labor, disposal, and any identified sheathing repairs. There are no line items for "contingency" — if we find surprises, we call you before we proceed. Most homeowners receive their written quote within 24 hours of the estimate visit.

Common Questions

Does insurance cover siding replacement?
If the damage is caused by hail, wind, or another covered peril, your homeowner's insurance typically covers replacement minus your deductible. We work with homeowners on insurance claims regularly and can provide a damage documentation report for your adjuster. We do not work as public adjusters — we can only document what we observe.
Can I finance siding replacement?
We can connect you with third-party financing options. Approval is between you and the lender — we just provide the documentation they need. Many homeowners also use a HELOC for large exterior projects.
Why do quotes vary so much between contractors?
Material grade is the biggest variable. Some quotes use contractor-grade vinyl that costs half what we use. Disposal fees, permit fees, and rot repair are either bundled into some quotes or added as line items in others. Ask any contractor to itemize their quote so you're comparing the same scope.
