Price varies based on surface condition, crack density (more crack sealing = higher total project cost), and lot complexity (curbs, islands, and grade changes slow squeegee application).
- How long does seal coat last on a commercial lot?
- Two to three years on a commercial lot with mixed car and truck traffic. Drive aisles with heavy truck turning movements may show wear in 12 to 18 months. Lightly used parking fields can hold seal coat 3 to 4 years. Traffic count and truck percentage are the biggest variables in seal coat longevity.
- Can seal coat be applied in two coats on the same day?
- The first coat must dry to a tack-free state before the second coat is applied—typically 2 to 4 hours depending on temperature and humidity. We apply both coats in a single day on most properties: first coat in the morning, second coat in the afternoon. Both coats must cure 24 hours (overnight) before vehicle traffic.
- Does seal coat prevent all future cracking?
- No. Seal coat slows oxidation and reduces water infiltration, but thermal cracking from Utah's freeze-thaw cycles will still occur. Seal coat is not a crack filler. The correct program is: crack seal all existing cracks first, then apply seal coat. Continue this sequence on each maintenance cycle.
- What weather conditions prevent seal coat application?
- We do not apply seal coat when ambient temperature is below 50°F, when rain is forecast within 24 hours of application, or when pavement surface is wet from recent rain. High humidity (above 90 percent) significantly slows cure and is avoided when possible. Wind above 20 mph complicates spray application.
