- How long after a repair can we open the lot to traffic?
- Hot-mix asphalt patches are open to foot traffic after 30 minutes and vehicle traffic after 45 to 90 minutes once the surface cools below 120°F. We will not leave a site without the surface being traffic-ready for the next business day.
- Can you repair asphalt in winter?
- Yes, with limitations. Hot-mix plants typically operate year-round in the Salt Lake Valley. We can patch in winter when temperatures are above 35°F and rising. We avoid paving on days with precipitation. Winter patches sometimes require infrared heating of the existing pavement edges for proper bonding.
- Will my insurance cover lot repairs after a utility cut?
- If a contractor or municipality cut your lot and failed to restore it properly, you have a right to bill them for proper restoration. We provide detailed before-and-after documentation and will sign a subrogation letter if your insurer requests it.
- How often should a commercial lot be crack-sealed and seal-coated?
- Crack seal as cracks appear—do not let them widen past 3/4 inch or water infiltration accelerates base failure. Seal coat on a 2-year cycle starting 1 to 2 years after new construction or after a mill-and-overlay. Sealcoating does not fix cracks; crack seal first, then seal coat.
- What is infrared asphalt repair and when is it appropriate?
- Infrared repair uses radiant heat to soften existing asphalt, rake out the failed area, add virgin hot-mix if needed, and compact seamlessly into the surrounding pavement. It produces a seamless repair with no saw-cut edge. It is appropriate for shallow surface defects, utility cut restoration where depth is 2 to 3 inches, and any repair where a truly seamless finish is required. It is not appropriate for base-failure areas that require excavation.
